FAQ
Questions landlords ask us.
Straight answers on scope, fees and how the work is done. If yours is not here, ask us.
What exactly do you manage?
Long-term residential lettings in the Greater Lisbon Area (AML). We cover the full cycle: marketing the property, tenant screening, the tenancy agreement, move-in and move-out inspections, rent collection, maintenance coordination, annual rent indexation and monthly reporting. The full list is on the What we do page.
Do you manage short-term or holiday lets?
No. We manage long-term residential tenancies only, with a minimum term of 12 months. One discipline, done well.
What does it cost?
Our fee is 10% + VAT of the monthly rent. There are no hidden charges and no markup on maintenance.
Are there costs besides your fee?
Costs that belong to the property are separate from our fee. These are professional cleaning before each new tenancy (quoted per property and borne by the owner) and maintenance work, on which we take no margin on contractor costs. If legal proceedings are ever needed, they are handled by our legal partner and their costs are additional and independent from our management fee, as set out in your contract.
How do you find and vet tenants?
Every placement involves affordability checks, employment verification and reference checks. We visit the property and meet the tenant, so you do not place blind. The move-in inspection is recorded with timestamped photographs.
How will I know what is happening with my property?
You receive a structured monthly report by the 10th of each month, with an itemised statement. You also have a dedicated WhatsApp line with one point of contact, and we respond within 24 hours to every enquiry, from owners and tenants alike.
How does the rent reach me?
We collect the monthly rent, issue the official rent receipts through the Finanças portal and transfer the net amount to you every month with an itemised statement. Annual rent indexation, in line with the official CPI index, is applied every year.
What happens when something needs repairing?
We coordinate repairs and routine maintenance: quotes, oversight and follow-up. For any work above €500, we obtain quotes and present them for your prior authorisation. You decide, and either engage directly or instruct us separately.
I live abroad. Do I need a fiscal representative in Portugal?
Yes. Non-resident owners must appoint a fiscal representative in Portugal. It is required by law and affects your ability to collect rent and file taxes correctly. It is the first step for every non-resident client we onboard. If you do not have one yet, we refer you to our certified accountant partner.
What if my tenant stops paying?
We work with a specialist legal partner in Portuguese tenancy law, so you will not be alone in the process. Proceedings follow specific procedures and timelines. Legal costs are additional and independent from our management fee, as set out in your contract.
Do you take every property?
No. We take on a limited number of properties each year, and we assess both the property and the working relationship before we begin. We look for properties in good condition, with their legal documentation in order (use licence, caderneta predial and energy certificate, or in process), and for owners with realistic expectations on yield and market pricing. Unfurnished or partially equipped properties are considered, and we coordinate preparation quotes from vetted suppliers.
Which areas and languages do you cover?
Greater Lisbon (AML). We work in English and Portuguese: your tenancy agreement is bilingual and you receive everything in English.
How do I get started?
Send us a short enquiry through the contact page. We review every enquiry personally and, if your property is a good fit, we get in touch within 24 hours to arrange a call.
